Ideally located on the edge of the Nivernais canal, without vis-à-vis and in a quiet area, come and stay in this gîte where a large number of leisure facilities are available to you for a very good stay! The owner lives on the property with independent access from the parking lot.

At outdoor level: enclosed garden, car park, covered terrace, spa and outdoor shower, barbecue and plancha, deckchairs, trampoline, molky games, badminton, pétanque, 4 canoes with 3 places each available with mandatory life jackets, loan of bicycles. Possibility of fishing.

Inside: entrance hall, integrated and equipped open kitchen open to living room, bluetooth speaker and beer dispenser, a bathroom (shower) with double sinks, washing machine and dryer, wc. Baby equipment (baby bed and high chair, changing mat, toys). 1 bedroom with a 90x190 bed and 2 90x190 bunk beds, 1 bedroom with 1 160x200 bed, 1 bedroom with 1 160x200 bed and its private bathroom accessible to people with reduced mobility (shower and toilet), a living room with TV, reader dvd and 2 guitars.

On the 1st floor: 2 bedrooms each with 1 160x200 bed, separate toilet, 1 bathroom with large shower and double sink; a large living room including a library, sofas, a TV, a kitchen and bar, table football and a pool table, very nice view of the canal.

On the 2nd floor accessible by a spiral staircase: a small attic bedroom with 2 90x190 beds.

Original: on the theme of floating wood, all the mattresses are very comfortable and rest on wooden pallets.

5km from Clamecy: all shops, Avallon at 35min, medieval site of Guédelon and the castle of St Fargeau at 45min, the Basilica of Vézelay at 20min, the Regional Natural Park of Morvan is at 35min. Many 1st and 2nd category streams for fishing.
